The CPF (Cadastro de Pessoas Físicas) is the individual taxpayer number used across Brazilian life — banks, notaries, registries, utilities. For property, it is mandatory: notaries need it on the deed and registries on the record. For an owner who left Brazil years ago, or for a foreign heir who never had one, the CPF is often the first unexpected obstacle.
Who needs a CPF
- the owner who sells or rents out;
- the buyer, including foreigners;
- each heir in an inventory;
- the spouse, when their participation is required;
- the attorney-in-fact who signs on someone’s behalf.
Status matters, not just the number
Having a number is not enough. The Federal Revenue shows a status for each CPF. In simple terms:
- Regular — fine for any act.
- Pending regularization — usually linked to a missing tax return in a year when one was required.
- Suspended — often linked to inconsistent or incomplete registration data.
- Cancelled or null — the number cannot be used, for example in cases of duplicate records or death.
You can check the status on the Federal Revenue’s website using your number and date of birth. Do this before anything else.
Common reasons it went irregular
- tax returns not filed after leaving Brazil, when the person was still considered a resident;
- outdated name after marriage or divorce;
- address or data never updated;
- duplicate registrations.
The fix depends on the cause. Sometimes it is just updating your data; sometimes it means filing overdue returns, which may involve penalties. If the cause is a missing return, talk to an accountant — and look at your tax residency at the same time: see leaving Brazil: tax residency and your property.
Getting or fixing a CPF from abroad
Brazilian consulates and the Federal Revenue’s online services handle CPF requests and data updates for people abroad. Foreign citizens can request a CPF too. Requirements change, so check the current list on the consulate’s or the Federal Revenue’s website. Bring identity documents and, for name changes, the civil certificates that justify them.
Names must match
A frequent cause of delay is a name spelled differently in the CPF record, the passport, the marriage certificate and the property records. Notaries notice. If your name changed, update the CPF first and make sure the registry records can follow the same chain of documents.
When it matters most
- Before a sale: the buyer’s lawyer will check your status.
- Before an inventory: every heir needs a regular CPF — see inheriting property in Brazil while living abroad.
- Before sending money abroad: banks also check the CPF.
Next step
Check your status today; it takes a minute. If it is irregular and there is a sale or inheritance on the horizon, deal with it first. If you want help mapping all the documents your case needs, use the consultation form.
